Membership

REYNOLDS HILLS, formed as a recreational membership organization, does not discriminate on the basis of gender, race, sexual orientation, religion, age, disability or family composition. A person interested in buying a cottage in the community negotiates the price with the seller. When the buyer and seller have reached an agreement as to price, the prospective member is interviewed by the Membership Committee, then passed by the community. There is a one-time membership fee of $3,000 paid upon acceptance. Depending upon the size of the cottage, there is an annual maintenance fee of approximately $3,000 to $5,000, which includes a house’s annual electric bill and expenses for the pool, grounds upkeep, water, sewer, taxes, etc. Members are also required to maintain insurance on their cottages.

There are monthly community meetings in the summer. Standing Committees include Grounds, Entertainment, Pool, Garden, Membership and the Cottage Committee. These committees are staffed by volunteers, as are short-term committees which handle current needs. Reynolds Hills is governed by a Constitution and By Laws and an elected Board of Directors, which includes a President, Vice President, Treasurer, Secretary, Financial Secretary and 6 members-at-large, responsible for the day-to day running of the community.

Members help with everything from planning and supervising infrastructure projects, to beautifying communal gardens, to organizing entertainment.

Policies

Reynolds Hills is a three-season cooperatively run community. The season runs from April 1st to November 15th, at which time the water must be shut off for the winter. Due to township zoning and code issues, houses cannot be lived in during the winter (from November 15th to April 1st.) Cats and small pets are welcome, but sorry, dogs are not allowed.

Each member owns his/her cottage. Although the land is owned by the membership organization, members are responsible for maintaining the land surrounding their cottage. A caretaker family lives on the property year round and attends to the common grounds. The community and the township must grant approval for any structural and/or exterior changes; however, expanding the footprint of the cottage is not permitted by the township. Members cannot rent their cottages for more than two seasons in a row and renters must be approved by the Board.
